Grindelwald is one of the best-known holiday resorts in Switzerland, and bookings here are not limited to winter. As a holiday apartment management company, we let and manage apartments on Airbnb, Booking.com and other platforms, for owners who do not want to or cannot do this themselves. The Bernese Oberland is where we started: in 2022 we began with a studio of our own in the Haslital. Today we manage more than 50 properties here, with our own staff in the region and our own laundry in Wimmis.
What we take care of for you in Grindelwald
You keep control of your apartment, the dates for your own use and the house rules. We take care of the rest:
Listings on Airbnb, Booking.com and other platforms, with professional photos
Prices that continuously follow demand, season and events
Guest communication around the clock, check-in and check-out
Cleaning and laundry, plus key management
Minor repairs and a point of contact for neighbours
Registration of guests and stays with the relevant authorities, and tourist tax management
An owner portal with bookings and income, plus a monthly statement and payout
All you need to get started is your apartment: we help with furnishings and equipment, and we create the photos and listings ourselves. From the first conversation to the listings going live usually takes 10 to 14 days. Instead of a fixed price, we agree a percentage commission, calculated on the net rental income after platform fees, not on the gross booking amount. So you only pay when your apartment is let. You will receive the exact terms with your personal quote.
Demand in Grindelwald: all year round, strongest in summer
Grindelwald is seen as a winter sports resort, but the figures tell a different story. According to the federal hotel statistics, hotel rooms in Grindelwald were 72 percent occupied on average in 2025. From June to September, occupancy was 84 to 89 percent, in January and February 63 and 72 percent. Only November is markedly quieter, at 39 percent.
For your holiday apartment, this means: if you rely on winter alone, you give away the strongest time of the year. Instead of working with a fixed annual price, we combine dynamic pricing software with the experience of our pricing experts and continuously adjust prices to demand, occupancy, season and events.
What this can mean is shown by one apartment in Grindelwald: in 2024, before we managed it, it generated revenue of CHF 48,420; in 2025, with Immohost, CHF 59,870. That is 23.6 percent more. The whole management contributes to this, from the listings and prices to looking after the guests, not pricing alone.
What owners in Grindelwald need to know
Tourist tax
The tourist tax is collected by Grindelwald Tourismus. Anyone who lets a holiday apartment settles it based on the actual overnight stays and is liable for it together with the guests. This is set out in the tourist tax regulations and the ordinance of the municipality of Grindelwald, both in German. The key points, as of October 2026:
Tourist tax in Grindelwald | What applies |
|---|---|
Per person and night | CHF 4.20, since 2024 |
Children under 12 | exempt |
Own use | Annual flat fee based on apartment size, for example CHF 672 for a 3-room apartment |
Own use and letting | Half of the tourist tax from letting is credited against the flat fee, up to half of the flat fee |
Cantonal accommodation levy | CHF 1.00 per person and night from age 16, in addition to the tourist tax |
Registration | Anyone newly using a holiday apartment in Grindelwald registers with Grindelwald Tourismus within one month |
We take care of registering the stays, tourist tax management and the cantonal accommodation levy for you.
Second homes
Grindelwald has a share of second homes of around 63 percent, according to the housing inventory of the Federal Office for Spatial Development. This means the Second Homes Act applies: new second homes are no longer approved. For existing apartments, it depends on when they were approved. Newer apartments carry their restriction of use as a note in the land register.
Apartment | What applies to letting |
|---|---|
Old law: already existed or approved on 11 March 2012 | Free in the type of use: use it yourself and let it as a holiday apartment, unless the canton or municipality provides otherwise |
Newer, noted as a primary residence | May not be used as a holiday apartment |
Newer, noted as a tourist-managed apartment | Must be offered permanently and exclusively for short-term use by guests, on terms that are customary for the market and the place |
