The Bernese Oberland is where we started. In 2022 we began with a studio of our own in the Haslital and let it on Airbnb. After good experiences, more accommodations of our own followed in Reichenbach, in Diemtigen and on the Axalp, and later the apartments of other owners. Today we manage more than 50 properties in the Bernese Oberland and work throughout Switzerland.
Our organisation in the Bernese Oberland
As a holiday apartment management company, we let and manage apartments on Airbnb, Booking.com and other platforms. In the Bernese Oberland we do this with our own people and our own infrastructure:
Our own staff, spread across the region, including in Interlaken, Spiez, Frutigen, the Diemtigtal, Brienz, Kandersteg and Adelboden
Our own laundry in Wimmis
Listings with professional photos and prices that dynamic pricing software and our pricing experts adjust continuously
Guest support around the clock, check-in and check-out
Registration of guests and stays with the relevant authorities, and tourist tax management
An owner portal with bookings and income, plus a monthly statement and payout
You keep control of your apartment and of the dates you want to use it yourself. Instead of a fixed price, we agree a percentage commission, calculated on the net rental income after platform fees. You will receive the exact terms with your personal quote.
What owners in the Bernese Oberland need to know
Whether and how you may let your apartment depends heavily on the municipality. The share of second homes matters most: if it is above 20 percent, the Second Homes Act applies and new second homes are no longer approved. For existing apartments, it then depends on when they were approved and what is noted in the land register. In many places in the Bernese Oberland the share is well above that:
Place | Share of second homes | Second Homes Act |
|---|---|---|
Adelboden | around 66% | applies |
Grindelwald | around 63% | applies |
Kandersteg | around 51% | applies |
Interlaken | around 15% | does not apply |
Spiez | around 12% | does not apply |
Source: housing inventory of the Federal Office for Spatial Development, as of October 2026. Even where the act does not apply, municipalities may have their own rules. Each municipality also sets its own tourist tax, with its own rates and often a flat fee for owners who use their apartment themselves. On top of that, the cantonal accommodation levy of CHF 1.00 per person and night from age 16 applies throughout the canton of Bern. We clarify what applies at your address with our location review.
