Adelboden is in demand twice a year: in winter, when the Ski World Cup takes place on the Chuenisbärgli in January, and in summer for hiking in the Engstligental. As a holiday apartment management company, we let and manage apartments here on Airbnb, Booking.com and other platforms. Part of our team works in Adelboden and in nearby Frutigen.

Demand in Adelboden: winter and summer equally strong
According to the federal hotel statistics, hotel rooms in Adelboden were 65 percent occupied in both February and August 2025, 59 percent in January and 61 percent in July. Over the year this comes to 50 percent, because April and November are very quiet, at 28 and 23 percent.
For your holiday apartment, this means: two strong seasons, with two quiet phases in between. How well an apartment in Adelboden performs therefore depends heavily on prices and visibility on the platforms. That is exactly where we come in, with continuously adjusted prices and well-maintained listings.
What owners in Adelboden need to know
Tourist tax
The tourist tax is governed by the tourist tax regulations of the municipality of Adelboden (in German), and the current rates are published by the tourism organisation. As of October 2026:
Tourist tax in Adelboden | What applies |
|---|---|
Adults | CHF 4.20 per person and night |
Children aged 6 to 16 | CHF 2.10 per night |
Children under 6 | exempt |
Own use | Annual flat fee per apartment based on size, calculated with 47 nights per bed; for a 3-room apartment the regulations provide for CHF 480 to 720 |
Own use and letting | Half of the tourist tax from letting is credited against the flat fee, up to half of the flat fee |
Cantonal accommodation levy | CHF 1.00 per person and night from age 16, in addition to the tourist tax |
Registration | Anyone newly using a holiday apartment in Adelboden registers with the municipality within one month |
We take care of registering the stays, settling the tourist tax and the cantonal accommodation levy for you.
Second homes
Adelboden has a share of second homes of around 66 percent, according to the housing inventory of the Federal Office for Spatial Development. This means the Second Homes Act applies: new second homes are no longer approved. For existing apartments, it depends on when they were approved:
Apartment | What applies to letting |
|---|---|
Old law: already existed or approved on 11 March 2012 | Free in the type of use: use it yourself and let it as a holiday apartment, unless the canton or municipality provides otherwise |
Newer, noted as a primary residence | May not be used as a holiday apartment |
Newer, noted as a tourist-managed apartment | Must be offered permanently and exclusively for short-term use by guests, on terms that are customary for the market and the place |
